Terms of Service

1. Eligibility

You must be at least 18 years old and able to enter into a binding contract under Rwandan law. Baza currently operates in Rwanda, and all transactions are conducted in Rwandan Francs (RWF).

2. Accounts and verification

You are responsible for the accuracy of your account details and for keeping your password secure. Owners must complete identity verification (KYC) before publishing their first listing. You are responsible for all activity that occurs under your account.

3. Roles: Owners and Clients

The same account can act as an Owner (listing an asset) or a Client (applying to rent or buy), depending on the transaction. Owners are responsible for the accuracy and legality of their listings; Clients are responsible for the applications and payments they submit.

4. Listings and content

When you post a listing you confirm that you have the right to offer the asset and that the information is truthful and complete, including the UPI for houses and land and the VIN for vehicles. You must not post content that is false, misleading, fraudulent, infringing, or unlawful. Baza may review, edit, reject or remove any listing that breaches these Terms.

5. Applications, contracts and eSignatures

When a Client applies and an Owner accepts, Baza generates a digital contract (eContract). Both parties may sign electronically using phone-OTP verification. You agree that an eSignature is legally binding and equivalent to a handwritten signature. You are responsible for reading a contract before signing.

6. Payments, mobile money and fees

Payments are made through mobile money (MTN, Airtel) and card providers. By transacting you authorise the applicable charge. Baza may charge service fees, which will be disclosed before you confirm a payment. You are responsible for any taxes arising from your transactions.

7. Escrow

For eligible transactions, Baza may hold rental or sale funds in escrow until move-in is confirmed or a dispute window closes, at which point funds are released to the Owner or refunded to the Client according to the outcome and these Terms.

8. Reviews and reputation

After completed transactions, Owners and Clients may leave honest, first-hand reviews. Reviews must not be false, defamatory or abusive. Reputation scores are generated from completed transactions and may be adjusted to preserve fairness and integrity.

9. Prohibited conduct

• Posting fraudulent, fake or duplicate listings.
• Impersonating another person or providing false verification documents.
• Circumventing Baza to avoid fees or the trust and escrow layer.
• Harassment, discrimination, or any unlawful activity.
• Attempting to disrupt, hack or misuse the platform.

10. Baza’s role and disclaimers

Baza is a technology platform and intermediary that connects Owners and Clients and facilitates verification, contracts and payments. Baza is not a party to the underlying rental, sale or lease agreements and does not own the listed assets. The service is provided “as is” without warranties of any kind to the extent permitted by law.

11. Limitation of liability

To the maximum extent permitted by Rwandan law, Baza shall not be liable for indirect, incidental or consequential damages, or for the conduct of users, the condition or legality of listed assets, or losses arising from transactions between users.

12. Disputes and governing law

These Terms are governed by the laws of the Republic of Rwanda. Disputes between users may be raised through Baza’s dispute-resolution process, handled by our Managers. Any dispute that cannot be resolved this way shall be subject to the competent courts of Rwanda.

13. Suspension and termination

We may suspend or terminate accounts that violate these Terms, engage in fraud, or create risk for other users. You may close your account at any time, subject to completing any pending transactions and obligations.

14. Changes to these Terms

We may update these Terms from time to time. Continued use of Baza after changes take effect constitutes acceptance of the revised Terms. The “Last updated” date above reflects the latest version.
